627 Lyons Lane proposed development

This past spring, MGM Development Inc. submitted a revised application to the Town of Oakville to develop a 28-storey residential building in Midtown Oakville. With the proposed location at 627 Lyons Lane, the development would overlook the Sixteen Mile Creek south of the QEW/403 and be within walking distance of the Oakville GO station.

The proposed building would comprise 295 residential units and 295. The ground floor would include 643 square meters of indoor amenity space, a garbage and recycling room, short-term bicycle parking, lockers, a mail room, and a residential lobby. A separate entrance would be provided for access to bicycle parking, which would contain 281 spots.

A planning policy by the municipality called Livable Oakville governs intensification in the area and allows developers to build a maximum of 20 storeys. Any floors above that number are to be negotiated based on amenities the developer is willing to provide to benefit the community. However, considering the 627 Lyons Lane property is within a Designated Growth Area and a Major Transit Station Area, MGM Development can argue that the increased height fulfills both municipal and provincial growth intentions by providing more homes for current and future residents.

Midtown Oakville is one of 25 areas identified as an urban growth centre in Ontario’s Growth Plan for the Greater Golden Horseshoe. The area is planned to sustain significant expansions to meet Provincial, Regional and municipal targets.
