5 Step Guide to Hiring a Commercial Property Surveyor

Understanding the boundaries of your property.

3 min read

When purchasing commercial real estate, there are many things you should consider—conducting a property survey should be one of them. A property survey helps you understand the exact geographical boundaries of your property and any existing structures on it.

The surveyor presents the inspection results visually on a map so that you can see exactly the scope of the property. Hiring a commercial property surveyor is tedious work; however, it will help make the transaction process that much smoother if done right. We're sharing a 5-step guide that will help you easily hire a commercial property surveyor.

Land surveyors in Ontario are often a part of The Association of Ontario Land Surveyors (AOLS). To be a part of the AOLS, one must receive a bachelor's degree from an approved program and a minimum 1-year apprenticeship with exams. This is required to ensure all surveyors that are a part of AOLS are qualified and reputable.

Step 1: Research Local Surveyors

Finding a qualified and reputable surveyor can be pretty simple if you know where to look. Consulting with your professional network on surveyors they have recently used and recommending or reviewing the local surveyor association database is an excellent place to start.

Step 2: Qualify Surveyors Based On Licensing

After you have narrowed down the surveyors you would potentially like to work with, it is essential to review their licensing, experience, and professionalism. The last thing you want is a surveyor who tacks on more problems than they resolve.

Step 3: Conduct An Interview Process

Interviewing your selections will help give you a better idea of their past experiences, demeanour, and overall work ethic. Requesting relevant references will also ensure they have a good reputation.

Step 4: Narrow Down The Costs

It is important to speak about the costs associated with your project before hiring a surveyor. The price of land surveys often fluctuates and considers the costs for associated travel.

Step 5: Finalize And Hire

After weighing all of your options, it is time to select a surveyor that you believe would be the right fit for the job. Choosing an experienced, reputable surveyor who provides quality service is often more important than cost.

A commercial property surveyor will give you a clear idea of what you are working with, which will help you visualize the property's full potential.
