5207 Dundas is a new mixed-use development supporting the growth of the Bloor-Kipling community. Located on the southeast corner of Kipling Avenue and Dundas Street West, 5207 Dundas includes commercial, retail, and residential space with affordable and market-rate rentals. Designed by Henriquez Partners Architects for Tricon Residential, Kilmer Group and CreateTO, this development is one of the first projects of Toronto’s Housing Now initiative to provide affordable housing.

Part of a larger master plan, this project spans 682,000 square feet of residential, commercial, retail, and public space. 5207 Dundas features two towers rising from podiums at the corners of the site, surrounding a community courtyard. The design of the towers incorporates fall colours and a unique geometric honeycomb shape. 5207 Dundas will offer 725 residential units and approximately 51,200 square feet of retail space at ground level and 10,000 square feet of office space on the second level. The courtyard creates an enriching public realm with access to nature, sunlight, and community.

As a transit-oriented community, 5207 Dundas is located near Kipling GO and Toronto’s transit system for convenient access to the city’s various amenities.

 The new development adheres to the highest tier of Toronto’s Green Standard, reducing energy usage and greenhouse gas emissions while striving to be a zero-carbon building.

5207 Dundas is currently under construction and is expected to be complete in 2027.
