Commerce Court 3 is a proposed 64-storey, mixed-use tower to replace the existing South and East buildings of the Commerce Court complex. QuadReal Property Group’s revitalization efforts aim to transform the property’s identity while preserving heritage elements, including the iconic North and West towers.

Located in the heart of Toronto’s Financial District, at the intersection of King Street and Bay Street, Commerce Court 3 offers approximately 3.76 million sqft. in commercial space, and a direct connection to the city’s underground PATH system and nearby transit services.

The “Pavilion”, a new atrium building rising four storeys, is a key component of the Commerce Court 3 development plans. It is intended to become a culinary and cultural hub within the Financial District.
