Radiator, a proposed mixed-use community, is set to become a central hub in Toronto’s Parkdale neighbourhood. Situated on the northwest corner of Dufferin Street and Melbourne Avenue, at 340-376R Dufferin Street and 2 Melbourne Avenue, this new development will blend residential, commercial, and public space. Designed by Sweeny&Co Architects for Hullmark and BGO, Radiator will preserve the site’s rich heritage that dates back to 1883. The existing industrial buildings on site will be restored and integrated into the new development.
The proposal includes two residential towers, 26 and 29-storeys, offering over 750 units. The historic 2-storey brick building at 360-368 Dufferin Street will be restored as the base for the 29-storey residential tower. The existing parking lot will be transformed into a central courtyard, and the existing 2-storey building at 350 Dufferin Street will be incorporated into its design. As the focal point of the Radiator complex, this new public space will offer a community garden and outdoor seating, surrounded by over 16,000 sq.ft. of retail space and 20,500 sq.ft. of studio space. With public access from Dufferin Street, Melbourne Avenue, and Milky Way, the courtyard enhances connectivity and creates an engaging pedestrian experience. Radiator will offer 211 vehicle parking spaces and 868 bicycle parking spaces.
Located in the heart of Toronto’s Parkdale neighbourhood, Radiator has a transit score of 89 and walk score of 92. The new King-Liberty GO station, expected to be complete in 2026, will place this new development within a 5-minute walk of Toronto’s transit system, providing convenient and seamless access to the city.
