King Street West and Spadina is an area of Toronto’s historical Fashion District that has stood the test of time. Chocked full of old textile factories, trendy boutiques and heritage shops, the Fashion District has an old charm with a modern touch making it a captivating location for Real Estate developers to expand their market.
Allied Properties REIT is one of those developers planning to build a new office building at 460 King Street West. This proposed 23-storey development would feature retail outlets and office space while existing heritage buildings on site would be integrated into the base.
To match the aesthetic of buildings in the area, the plan features a warehouse-inspired building design with a series of west-facing terraces that will provide outdoor space for the office levels. A pedestrian plaza is proposed between the heritage building at 460 King and the office tower to make it easier for pedestrians to move from one building to the next while offering them the opportunity to enjoy common areas.
No parking spaces are planned for beneath the new office building to reduce the use of cars, encourage the use of public transit, and prioritize the public domain experience being proposed at the ground level. However, 179 bicycle parking spaces are offered at the location.
