Is Modular Housing Becoming the New Norm in Canada?

Canada’s national housing agency, the CMHC, states that the country requires 3.5 million housing units by 2030 to restore housing affordability. This means developers are looking for new ways to build homes as efficiently and quickly as possible.
This is where modular homes come in. Modular housing is an innovative way to build small-scale housing quickly and affordably. This form of housing is made off-site and then transported to the site for assembly.
As part of the City of Toronto’s HousingTO 2020-2030 Action Plan, the city is set to create 1,000 new modular-style homes. In 2020 and 2021, the city council approved the construction of 250 city-owned sites. Four modular dwellings have since been completed with a total of 216 homes, and another modular project is currently under development.
It puts one question to mind: can this be done for office spaces? Can a large-scale modular building similar to those created for the City of Toronto be done but for the office sector? This innovative approach could signify a paradigm shift to address the evolving needs of the office sector, contingent upon its successful implementation.
