What Does It Include?
While TIA is applicable to a range of construction expenses, tenant needs to understand that it generally does not extend to cover costs like furniture, relocation, or start-up expenses that aren't directly linked to the physical enhancement or alteration of the space.
How Does It Work?
While negotiating TIA with the broker holds valuable, tenants need to be reminded that upfront capital for construction costs is usually necessary. Once the renovations are complete, landlords commonly reimburse the tenant based on the agreed allowance. For instance, if a $30,000 improvement allowance is agreed upon, tenant still needs to cover initial construction expenses. Subsequently, upon providing proof of completion such as receipts and lien waivers, the landlord will disburse the $30,000 allowance to tenant.
